Electrical Technician

Overview
Responsible for the inspection, maintenance, troubleshooting, and repair of electrical systems and
components supporting HVAC, lighting, emergency power, and building infrastructure. Ensures
continuous, safe, and code-compliant operations to support guest comfort, asset protection, and
critical systems uptime
Electrical Maintenance & Repairs
Perform scheduled inspections and preventive maintenance on electrical panels, breakers, switches, conduits, wiring,
transformers, and grounding systems
Diagnose and repair electrical failures causing outages, equipment issues, or safety hazards
Troubleshoot and service motor control circuits supporting HVAC, pumps, kitchen equipment, and machinery
Repair or replace switches, outlets, fixtures, ballasts, drivers, contactors, relays, sensors, and timers
Emergency Systems & Critical Infrastructure
Test and maintain emergency generators, ATS, and UPS systems
Respond immediately to power outages and operate backup systems to support critical infrastructure (POS, data rooms,
security, refrigeration, elevators)
Maintain emergency lighting, exit signs, and assist licensed technicians with fire panel inspections and power circuits
Predictive & Safety Monitoring
Perform infrared thermographic scans of electrical panels, motors, and connections to detect heat risks
Lubricate bearings and check alignments where needed
Conduct Lockout/Tagout (LOTO) procedures before any work and always utilize proper PPE (Arc Flash gear, insulated tools,
etc.)
Conduct safety inspections including GFCI/AFCI testing and grounding checks
Lighting, Low Voltage & Outdoor Systems
Inspect, maintain, and repair lighting systems (indoor, outdoor, landscape, signage) including drivers, ballasts, and sensors
Address low-voltage system issues in access control, CCTV, telecom closets — and coordinate with specialists as needed
Maintain electrical components exposed to weather in pool areas, docks, walkways, and outdoor signage
Renovation & Temporary Projects
Support small renovation projects by running new circuits and installing electrical outlets, fixtures, and switches
Set up and safely manage temporary electrical distribution for events
Assist external contractors with electrical tie-ins and ensure resort standards are met
Documentation & Reporting
Accurately log work orders, preventive tasks, parts used, and time in the CMMS
Prepare checklists and reports via LumiForm or designated platforms
Update panel schedules and electrical schematics as changes are implemented
Maintain proper inventory of electrical materials and request parts when needed
Vendor Oversight
Shadow outsourced electrical technicians, monitor quality of work, and ensure compliance with property standards and safety
protocols
